Sellers who price boldly in Los Altos, California can still win in June 2026
Los Altos, CAYes, but only when the price is grounded. The latest sold-to-list result at 107% and the 1.48 months of inventory tell me buyers are still willing to pay up when a home feels worth it.
Last month's median sold price was $4,215,000, while the median list price was $3,245,000. That gap matters because it shows buyers are not simply chasing the lowest number; they are chasing value, condition, and confidence.
Bold pricing is not the same as wishful pricing. A seller can push for a strong result, but the home still has to earn trust quickly, especially when the market is moving in single-digit days.
Use recent solds as your guardrails. Make sure the home presents cleanly from the first photo to the first showing. Then be ready to respond quickly if the early interest is real, because the buyers who are serious tend to act fast and speak clearly.
