Those two numbers together tell me that buyers are still willing to stretch for the right property, but they are also moving fast enough to punish weak launches. For sellers, that means pricing and prep are joined at the hip. A home that is clean, complete, and realistically positioned gets a very different reception from one that needs buyers to do all the emotional work before they can even make an offer. The market likes confidence, not theater.
