That tells me competition is present, but price discipline still matters more than trying to outguess the field.
Median days in the active pool came in at 19, up from the prior month, and total active-listing value reached $44,002,260. Those shifts suggest homes are not disappearing the moment they appear, so presentation and pricing need to work together.
For sellers, a flat median list price with more active inventory is a useful warning sign. It says the market has not broken loose, and the listing that looks unprepared will have a harder time justifying its number.
Get your repairs, photos, and showing plan done before launch. If the first few days do not produce traction, be ready to adjust quickly instead of defending a number that the market is already questioning.
