Those numbers tell me the market is still giving sellers room to compete, but only if the home is positioned with care from the beginning. A well-prepared listing still has a real chance to stand out, especially when the price, presentation, and timing all work together.
That is why I do not recommend testing the top of the range just to see what happens. A home that starts too high can spend its first stretch getting compared instead of considered, and that usually makes the conversation harder later.
