Canyon Meadows, ABYes. Sellers need a clean price strategy when new listings are outpacing sales. Forty-one new listings last month meant buyers had more to compare, so the opening price matters right away. That is what I watch first.
Detached homes posted 11 sales last month, with 24 new listings and 20 active properties. The benchmark price for detached homes came in at $756,700, down 6.6% year over year, while the row segment sat at $333,100 and apartment homes at $187,000.
For sellers, that creates a simple tradeoff: price too high and you invite hesitation, price with the segment and you give the listing a better chance to get attention early. The segment still has activity, but the pricing window is not wide enough to ignore the competition.
Use the most relevant comparable homes, not the highest asking prices. Keep the home ready for showings, watch the first week closely, and be prepared to adjust quickly if interest is slow.
