An active property built in 2024 was listed at $789,900. Two active properties identified as built in 2026 were listed at $825,000 and $800,000. A pending property built in 2025 was listed at $699,950. Another pending property built in 2026 was listed at $1,495,000. The displayed new listings had a median price per square foot of $257. The displayed pending properties had a median price per square foot of $252. The displayed closed properties had a median price per square foot of $260. The July 2026 median list price across the combined market was $789,499. The July median sold price across the combined market was $857,500. These comparisons include different sizes, property types, locations, and conditions, so age alone does not determine buyer preference.
Newer competing homes can shape buyer expectations, but they do not erase the value of an established property. Your marketing should explain benefits buyers can understand rather than relying on age as the primary message. Price per square foot can support comparison, but it does not measure updates, lot characteristics, or overall usability. The wide range of newer-home prices shows that buyers still evaluate more than construction year. An established home may compete through improvements, character, mature setting, location, or a more complete package. The right response depends on your home's direct competition and the priorities expressed during showings. I would position the property around its strongest evidence rather than discounting it simply because newer homes exist.
List the features that newer alternatives do not provide, including improvements, lot benefits, and completed work. Compare your home with active and pending properties that share the same buyer profile and functional appeal. Document upgrades, maintenance, warranties, and permits so buyers can assess the home's condition confidently. Improve presentation where it makes the comparison clearer, especially in high-visibility rooms and exterior areas. Set pricing around comparable value and buyer response rather than matching a newer home's construction year. Prepare a concise explanation of ownership benefits without making unsupported claims about competing properties. Review the strategy after meaningful feedback and adjust the weakest part of the buyer experience first.
