The latest monthly reading put the median estimated property value at $302,040 , and that was down 7.1% over 12 months. Over the same period, the median list price was $348,000 and the median sold price was $315,000.
That gap tells me a seller should not rely on old expectations. A home can still sell well, but it needs a starting price that fits the current comparison set and the attention buyers are bringing to the market.
Check the last several sold homes in your price band, decide where your home needs to stand out, and be ready to make a change early if the first reaction is weak. That kind of planning protects both time and leverage.
